COMMON DISPUTES between TENANTS AND LANDLORDS

Property Maintenance Issues

The maintenance of a property and its safety is the responsibility of the landlord.

From proper infrastructure, wall paint, hot water and heating systems, the landlord is required to keep a check on the proper functioning of the residence.

Renting out a property that’s not safe or feasible to live in, can get the landlord into a lot of trouble; including but not limited to hefty fines.

Cleanliness And Organization

In most cases, the duty to keep the property clean and organized lies with the tenant.

They need to keep the property in good condition according to the tenancy agreement.

Many landlords take pictures of their property in its original state before renting it out to tenants.

This is then used as evidence in case the inhabitants leave the property in a shabby, rundown condition.

DID YOU KNOW?

The landlord reserves the right to withhold the advance deposit paid to them, should they wish to make repairs to their property that is left in a shabby state by the tenants.

Property Damage

It’s always advisable that the tenant seek their landlord’s approval before using any nails, screws or other construction-based material.

If the property is damaged during this process, the tenants will be responsible for payments.

Moreover…

Any kind of reckless behavior that causes property damage is the tenant’s responsibility to fix.

Pets On Property

As much as we love pets, the ruling is that landlords reserve the right to choose whether to let your pet in the property or not.

If a tenant really needs to have service pet by their side, it’s advisable to have a clause mentioned in the tenancy contract.
